New Rules For Security Deposit: There are many people in the country who do not have their own house. They have to live in rented houses. There are many people who live in another city due to work or some other reason. There they have to live in a rented house. But many things are like this for those living on rent. Which has often become a cause of trouble for them.
The most common problem is that landlords decide the security money and rent as per their wish. At some places, security of 5-6 months is asked. So somewhere the fare increases without any notice. But this will not happen now. Now landlords will not be able to demand security deposit as per their wish. The government has made arrangements for this.
There will be no arbitrariness in security deposits
Currently, there are many landlords in the country who charge the desired amount as security deposit. To stop this, the government is insisting on implementing the Model Tenancy Act in the entire country. It has been made clear in the new Rent Rules 2025 that now the limit of security deposit will be fixed. The rent will not increase arbitrarily and no one will be evicted from the house without any reason. This change has brought great relief to the tenants.

Under the new rule, only a maximum of 2 months’ rent can be kept as security for residential property. Whereas for commercial spaces like shops and offices, this limit has been fixed at 6 months. This will reduce the pressure on tenants to deposit huge amount suddenly and it will be easier than before to take a house on rent. Often people used to shy away from taking rent in the name of security.
Rent will not be given without written agreement
After Model Tenancy Act, written rent agreement has now become mandatory. In this, things like rent, its increase, responsibility for repairs, notice period and rental period will be clearly written. It will be necessary to submit it to the rent authority within 60 days of making the agreement.

Along with this, states will also have to create an online platform. Where the rent agreement will be registered in digital form. This record will be legally valid and will become the biggest evidence in any dispute. This will provide transparency to both the tenant and the landlord so that later neither party will be able to change the terms as per their wish.
