Huge jump in property prices from Noida International Airport, know where the price can reach in the next 2 years

Noida Real Estate News: According to the latest report by online proptech platform Square Yards, the construction of Noida International Airport has given a tremendous boost to the real estate market around Noida and Yamuna Expressway Corridor. The report shows that apartment prices have almost tripled between 2020 and 2025, while plot prices have jumped by an average of 1.5 times, and in some micro-markets this increase has reached 5 times.

Prices are also expected to increase by 28% (plots) and 22% (apartments) respectively in the coming two years due to better infrastructure, employment opportunities and improved connectivity.

This airport, which is proposed to be inaugurated by Prime Minister Narendra Modi on 28 March 2026, is considered to be one of the most important greenfield infrastructure projects of India. In its final phase it will be able to handle approximately 225 million passengers annually, giving a major boost to the aviation capacity and economic activities of NCR.

The report also mentions the “aerotropolis” model, in which residential, commercial, industrial and logistics hubs are developed around airports. The model is inspired by global examples such as Amsterdam Airport Schiphol. This is likely to develop a self-reliant urban ecosystem in the region, which will give impetus to both investment and employment.

Investment hot-spot

Experts believe that due to Jewar Airport, Noida’s real estate market is no longer limited to just end-users, but is rapidly turning into a major investment hotspot. Better connectivity, expressways and multimodal transport networks can turn this region into one of the most prominent growth centers of NCR in the times to come.
