DDA Flats: Now buying a house in the national capital Delhi can be cheaper because Delhi Development Authority has given big relief to home buyers. Under this, DDA has decided to remove parking charges from the total price of the flat under its ongoing housing scheme.
This means that now buyers will not have to pay separately for covered or open parking space while purchasing a flat from DDA. The authority has decided not to include covered parking or parking charges in the total price of the flat. This change is expected to reduce the flat prices by Rs 5 lakh to Rs 12 lakh depending on the flat category and the size of the parking space.
Now there is no separate expense on parking space
This decision of Delhi Development Authority will especially benefit the MIG and HIG flat buyers. Currently, four schemes of DDA are running – DDA Karmayogi Awas Yojana 2025 (FCFS), DDA Towering Heights Karkardooma Housing Scheme 2025 (e-auction), DDA Citizen Housing Scheme 2026 (FCFS) and DDA Towering Heights Karkardooma Housing Scheme 2026 (FCFS).
According to the DDA order, now the cost of making parking will be added to the plinth area rate or PAR of the flats. That means, this expense will be added while calculating the plinth area rate of the flat. This means that the parking cost will be a part of the general project cost and will not be charged separately from the buyers.
DDA has clearly said in its order, “No separate or extra charge for car or scooter garage or covered or uncovered parking will be added to the total cost.” In the earlier pricing formula, the cost of making car or scooter garage and parking space was added separately, but now it has been added to the total flat cost.
Home buyers are in trouble!
DDA officials have made it clear that all the buyers who have purchased flats under these four schemes while paying for parking, will either have their money refunded or it will be adjusted in the next instalment.
DDA said that the price reduction will vary according to the scheme and the size of the parking space. For example, under the Karmayogi Awas Yojana, the price of HIG flats with 11-square-metre parking space will be reduced by about Rs 10 lakh. Under this scheme, the prices of MIG flats can be reduced by about Rs 4-5 lakh. This shortage will be even greater in Towering Heights Karkardooma Housing Scheme, where the parking spaces are even larger. Overall, buyers will save Rs 5 lakh to Rs 12 lakh.
