<p style="text-align: justify;">Buying land in Haryana can be more expensive now, because the state government is going to implement the revised collector rates of property from the month of August. These rates have been put on the website of different districts of the state as a draft. Objections were sought from the public till 31 July.</p>
<h3 style="text-align: justify;">What is collector rate?</h3>
<p style="text-align: justify;">Collector rate i.e. the minimum rate on which any property is recorded in the government record. According to this rate, registration fees and stamp duty are collected. If this rate increases, then buying land will become directly expensive.</p>
<h3 style="text-align: justify;">Gurugram&#8217;s biggest bounce</h3>
<p style="text-align: justify;">There is a tremendous jump in the rates of land in Gurugram. In the villages, the land, just two acres from the highway, was earlier Rs 25,300 per square yard, now it is proposed to yards Rs 45,000 per square. A 25 percent increase in Carterpuri area and 19 percent in Old DLF Colony is proposed.</p>
<h3 style="text-align: justify;">What is the situation in other districts?</h3>
<ul style="text-align: justify;">&#13;</p>
<li><strong>Rohtak:</strong> Rates will be increased from 5 to 25 percent.</li>

<li><strong>Panchkula:</strong> There is a huge increase in many sectors.</li>

<li><strong>Industrial Area:</strong> There is also a preparation to increase the rates here.</li>

<p style="text-align: justify;">The government says that these changes are being made according to the market rates, so that there is no disturbance in the registries.</p>
<h3 style="text-align: justify;">Congress opposed, Hooda&#8217;s attack</h3>
<p style="text-align: justify;">Former Chief Minister and Congress leader Bhupinder Singh Hooda has described this decision as a direct attack on the poor and middle class. They allege that the government has increased the collector rates by 10 to 145 percent.</p>
<p style="text-align: justify;">He said, &#8220;In Fatehabad, where the first land rate was Rs 15,000, now it has been reduced to Rs 35,000.&#8221; Hooda also accused the government that in December last year, the collector rates were huge increase, and now the rates are being increased for the second time in 8-9 months.</p>
<h3 style="text-align: justify;">Chief Minister replied</h3>
<p style="text-align: justify;">Chief Minister Naib Singh Saini said that rates were increased even during the time of Congress. He claimed that new rates will not put burden on people, as they match the rates running in the market.</p>
<h3 style="text-align: justify;">&#8216;Poor and middle class will break back&#8217;</h3>
<p style="text-align: justify;">The Congress says that there was usually only 5 to 10 percent increase in the collector rate, but now different heavy rates are being installed for every street, locality and village. This will break the back of the poor and middle class and their dream of buying a house will be overcome.</p>

<p style="text-align: justify;"><strong>Online Property Registration:</strong> The new era is online. Any work is being done sitting at home in a pinch. In this sequence, now there is going to be a big change in the rules of buying and selling land in the country. Under this, now property registration will also be done at home. There will be no need to run anywhere for this. In fact, the central government is enacting a new law under a new bill, in which it is proposed to introduce the facility of online property registration. With this, the 117 -year -old Registration Act made in 1908 will end.</p>
<h3 style="text-align: justify;">Government sought public opinion on draft</h3>
<p style="text-align: justify;">With the title of &#8216;The Registration Bill&#8217;, this draft has been prepared by the Land Resources Department under the Ministry of Rural Development. Its purpose is to make the process of property registration modern. This will bring speed and transparency in work, people will also be facilitated. On this, the people of the country can give their feedback till June 25. To make property registration easier, the government wants all the documents related to it to be digitally secured. </p>
<h3 style="text-align: justify;">Now all the work will be digitally</h3>
<p style="text-align: justify;">The government wants that in the coming time, there is no need for paper documents for the registry, all the work should be digitally. This will help in cheating, curbing corruption, bogus registration will be banned. In this new bill, registration of essential documents like Agree to Sale, Power of Attorney, Cell Certificate and Equitable Morgase has also been made mandatory, many of which were excluded earlier. Apart from this, now every seller and buyer will have to pass through Aadhaar based verification. However, those who do not want to share their base, can choose other alternative identity measures for verification. </p>
<h3 style="text-align: justify;">New law will be applicable in the whole country</h3>
<p style="text-align: justify;">The government has also suggested to connect it with other record-keeping agencies to improve the registration process so that information can be exchanged easily. So online registration has already started in many states, but now a new modern law is being brought to implement it in the whole country. </p>
