<p style="text-align: justify;">There is news of great relief for lakhs of property taxpayers falling under the jurisdiction of Municipal Corporation of Delhi (MCD). Mayor Sardar Raja Iqbal Singh has appealed to take maximum benefit of the property tax settlement scheme &#8216;Sunio&#8217; for the year 2025–26. Under this scheme, an opportunity is being given to get complete relief from old outstanding taxes, interest and penalties.</p>
<p style="text-align: justify;"><strong>What is Sunio Scheme and who will get the benefit?</strong></p>
<p style="text-align: justify;">The Mayor said that under the Sunio scheme, the entire interest and penalty on property tax for the period before the financial year 2020–21 is being waived. For this, taxpayers will have to deposit the basic tax amount only for the current financial year 2025–26 and the preceding five financial years i.e. from 2020–21 to 2024–25. There will be no interest or penalty on this amount.</p>
<p style="text-align: justify;"><strong>Opportunity to avail benefits till 31 January 2026</strong></p>
<p style="text-align: justify;">Keeping in mind the convenience of the taxpayers, Delhi Municipal Corporation has extended the deadline of Sunio Scheme till January 31, 2026. However, if payment is made after the stipulated period, a late fee of 5 percent will be applicable. The corporation believes that with this more and more people will be able to take advantage of this scheme.</p>
<p style="text-align: justify;"><strong>Mayor&#8217;s direct appeal to taxpayers</strong></p>
<p style="text-align: justify;">Mayor Sardar Raja Iqbal Singh said that this is a golden opportunity for property owners. He appealed to all the taxpayers to settle their old dues without any interest and penalty and cooperate with the corporation.</p>
<p style="text-align: justify;"><strong>Effect of Sunio scheme visible in tax collection</strong></p>
<p style="text-align: justify;">The Mayor said that citizens are participating enthusiastically in this scheme. Till December 31, 2025, a total of 1,66,587 taxpayers have availed the benefit of Sunio scheme. A total property tax of Rs 803.61 crore has been collected from these taxpayers. According to the data, tax of Rs 188.28 crore has been collected from 1,20,157 residential properties. At the same time, property tax of Rs 615.32 crore has come into the corporation&#8217;s account from 46,430 non-residential properties. It is clear from this that participation of commercial properties has also been very important.</p>
<p style="text-align: justify;"><strong>Big increase in the number of first time tax payers</strong></p>
<p style="text-align: justify;">The Mayor said that 90,139 new taxpayers have paid property tax for the first time by taking advantage of the Sunio scheme. Tax collection of Rs 312.45 crore has been done from these new taxpayers, which shows the success of the scheme.</p>
<p style="text-align: justify;"><strong>Record increase in total tax collection</strong></p>
<p style="text-align: justify;">In the current financial year, including Sunio scheme, a total property tax collection of Rs 2,642.80 crore has been done till 31 December 2025. This amount has been received from 12,42,875 taxpayers. In the same period last year, tax collection of Rs 1,859.77 crore was made from 10,31,177 taxpayers. In this way, a significant increase of 42.1 percent has been recorded in tax collection and 20.52 percent in the number of taxpayers.</p>
<p style="text-align: justify;"><strong>Better performance than last year</strong></p>
<p style="text-align: justify;">It is noteworthy that the total property tax collection in the entire financial year 2024–25 was Rs 2,132.29 crore, which was received from 11,33,161 taxpayers. Whereas the collection so far in the current financial year has far exceeded this figure.</p>
<p style="text-align: justify;"><strong>Appeal to settle taxes on time</strong></p>
<p style="text-align: justify;">The Mayor appealed to all property tax payers to settle their outstanding property tax within the extended time limit of Sunio Scheme and take full advantage of this relief opportunity.</p>

<p>UP government is going to implement a new Unique Property Code System, in which like Aadhaar and Mobile Number, every house, shop and office will get a unique identification of 16 digits. Through this system, the complete record of property tax assessment, collection and pending dues will be available on a single platform. Smart chip number plate will be installed outside every property, so that government officers will get complete details immediately. This will reduce fraud and land related disputes. It will be easy for property owners to check tax details, ownership history and property status. Also, the value of property will increase, it will be easier to take Loan Against Property and urban planning and infrastructure will also improve.</p>

<h3>Do calculation in this way</h3>
<p style="text-align: justify;">Now under Section 24 (A) of the Income Tax Act, you can claim 30 percent deduction on earnings from rent throughout the year. Suppose you get Rs 12,000 from rent every month, then his total earnings from rent in a year will be Rs 144,000. Explain that under Section 24 of the Income Tax Act, 30 percent standard deduction is allowed on annual rental income for repair and maintenance under Section 24. </p>
<p style="text-align: justify;">In this way, 30 percent of Rs 144,000 will be Rs 43,200. That is, now your total rental income will be Rs 144,000 &#8211; Rs 43,200 = 100,800 rupees. Apart from this, under section 24 (b) you can also reduce interest on home loans for a year. In this, the total rental income which is Rs 100,800 and your homelone interest on it is 45,000, then your total income will be Rs 55,800. </p>

<p style="text-align: justify;"><strong>Bengaluru:</strong> Living in Bengaluru is going to be more expensive from April 1. Now the domestic waste collection and disposal charge is also going to be charged from April 1 on the earlier property tax bill. For the disposal of waste, user fees have been approved by the Government of Karnataka. The Bangalore Solid West Management Limited (BSWML) proposed this fee in November last year, which has been approved by the Urban Development Department headed by Deputy Chief Minister DK Shivkumar. </p>
<h3 style="text-align: justify;">Who will pay the fees?</h3>
<p style="text-align: justify;">This fee includes the expenses of picking up garbage from people&#8217;s homes every day and then disposed of it. According to a Business Today report, according to the estimate of BSWML, this user fee will earn up to Rs 600 crore annually.</p>
<p style="text-align: justify;">Based on the size of the property, there are six slabs of this fee structure. The 600 square feet building will have to pay Rs 10 every month, while 4,000 square feet or larger property will have to be paid up to Rs 400 every month. Suppose that a fee of Rs 150 for a month will be imposed on the three -storey building built on 30&#215;40 square feet. </p>
<h3 style="text-align: justify;">They will have to give more extra</h3>
<p style="text-align: justify;">In the same way, many big apartments or commercial buildings are such that a lot of garbage collected everyday is drawn. If they do not seek the help of any West Processing Agency, then in this case, 12 rupees will be taken per kg of garbage from them. </p>
<h3 style="text-align: justify;">Government gave this clarification</h3>
<p style="text-align: justify;">Explain that people are already charged with a Solid Waste Management (SWM) as a part of the property tax. The amount raised from this is used for maintenance of public places. The government claims that new fees need to be imposed in Bengaluru to improve waste management. This is a perfect step to solve the growing problem of waste in the city. </p>
