Luxury real estate is no longer just about sea-facing views or high-end amenities. Today, clean air has become the most expensive luxury, which developers are selling as a premium feature.

In cities like Delhi-NCR, where the air is becoming increasingly poisonous and where almost 67% of the country’s luxury housing demand comes from, this trend is increasing rapidly. Many developers are launching wellness homes and clean-air residences that feature urban forests, centralized fresh-air systems and advanced air filtration.

However, since residential projects do not have airtight and sealing systems like commercial buildings, their effectiveness remains limited. Therefore, giving extra crores just in the name of clean air cannot be a big differentiator. According to Nithin Kamath, co-founder of Zerodha, property prices should also be linked to air and water quality.

2025 was a historic year for Indian Real Estate. RBI rate cuts, luxury housing boom, record foreign investments and office leasing surge gave a new direction to the market. Ultra-luxury deals, GCC-driven office demand and rising affordability in NCR, Mumbai and Gurgaon set the trends for 2026.
