<p style="text-align: justify;" data-start="0" data-end="906"><strong>Real Estate News:</strong> Due to the continuous increase in house prices and the impact of layoffs in the information technology (IT) sector, a huge decline of 14 percent has been recorded in the sales of residential properties during the year 2025 in seven major cities of the country. According to the report released on Friday by real estate advisory company Anarock, despite the decline in sales, due to higher prices, the total selling value increased by six percent and reached more than Rs 6 lakh crore.</p>
<p style="text-align: justify;" data-start="0" data-end="906"><strong>Decline in sales of residential properties</strong></p>
<p style="text-align: justify;" data-start="0" data-end="906">The report states that a total of 3,95,625 houses were sold in Mumbai Metropolitan Region (MMR), Delhi-NCR, Bengaluru, Pune, Kolkata, Hyderabad and Chennai in 2025, while in 2024 this figure was 4,59,645 units. According to Anarock, residential demand remained under pressure this year due to rising housing prices, layoffs in the IT sector, geopolitical tensions and global economic uncertainties. Sales declined in six out of seven major cities, while Chennai was the only city where residential sales registered an increase.</p>
<p style="text-align: justify;" data-start="908" data-end="1578">If we look at city-wise figures, residential sales in Mumbai Metropolitan Region declined by 18 percent to 1,27,875 units. In Pune, sales declined by 20 percent to 65,135 units, while in Bengaluru, sales declined by five percent to 62,205 units. Home sales in Delhi-NCR, which has been a fast-growing market in the last few years, declined by eight percent to 57,220 units.</p>
<p style="text-align: justify;" data-start="908" data-end="1578"><strong>Impact of geopolitical turmoil and layoffs</strong></p>
<p style="text-align: justify;" data-start="908" data-end="1578">Hyderabad recorded the highest decline of 23 percent and sales dropped to 44,885 units. Sales in Kolkata also declined by 12 percent to 16,125 units. In contrast, the residential market in Chennai performed better and sales there increased by 15 percent to 22,180 units.</p>
<p style="text-align: justify;" data-start="1580" data-end="2246" data-is-last-node="" data-is-only-node="">According to the Anarock report, average residential prices in seven major cities are expected to rise by eight per cent to Rs 9,260 per sq ft by 2025, from Rs 8,590 per sq ft at the end of last year. Anarock Chairman Anuj Puri said that the year 2025 was full of geopolitical turmoil, layoffs in the IT sector and global economic uncertainties, but despite this, the pace of increase in residential prices has come down to single digits from double digits in previous years. He said that the performance of the residential real estate sector in the coming year will largely depend on how much the Reserve Bank of India cuts interest rates and what steps developers take to keep prices under control.</p>

<p><strong>Real Estate 2025: </strong>India&#8217;s real estate sector is growing rapidly. The country&#8217;s real estate sector is estimated to grow to $5.8 trillion by 2047. With this, its contribution in the country&#8217;s GDP will also increase from the current level of 7.3 percent to 15.5 percent.</p>
<p>Generally, this year, houses or office space have been sold in many small and big parts of the country, but today we are going to tell you about some such cities, where the demand for Grade A office space, premium housing in 2025 was more than other cities due to infrastructure development and many other things.  </p>
<h3>Mumbai</h3>
<p>The name of MMR (Mumbai Metropolitan Region) comes first in the list. The year 2025 saw the highest real estate activity in this city. There was a good demand for property not only in Mumbai city but also in micro markets like Thane, Navi Mumbai and Central Mumbai. During this period, 1,240 luxury units were sold in Mumbai, which was 18 percent of the total sales of luxury projects in the first half of the year. In this, a growth of up to 29 percent was seen compared to last year.</p>
<p>The infrastructure in the city was further improved with several projects like Coastal Road (Commercial) and Metro Lines, which encouraged investment. This is also the reason for the rapid growth of Mumbai&#8217;s real estate market. There were consistent sales of approximately 30,300 units (residential) in Q3 2025 and new launches of 29,600 units (residential). </p>
<h3>Delhi-NCR</h3>
<p style="text-align: justify;">It is impossible to talk about real estate and not mention Delhi-NCR region. NCR area remains a &#8216;powerhouse&#8217; for real estate. With infrastructure growth, the real estate market here is also emerging rapidly. The rapid expansion of Dwarka Expressway and Metro Rail between Delhi-Gurgaon and Namo Bharat Train from Ghaziabad to Gurugram is supporting the real estate market in the NCR area.</p>
<p style="text-align: justify;">According to the CBRE report, Delhi-NCR led the sales with 4,000 luxury units in the first half of 2025, which is three times more than last year. At the same time, Gurugram is at the forefront in launching premium segment properties. There were steady sales of about 13,900 units (residential) in the third quarter, with an average price of Rs 8,900 per square foot.</p>
<h3 style="text-align: justify;">Bengaluru</h3>
<p style="text-align: justify;">The name of Bengaluru comes at third place in the list, which is also known as the Tech Capital of India. This is a city where the demand for commercial space is very high. The combined effect of increasing number of IT employees, high-quality township development, improvement in quality-of-life is that the real estate market of this city is growing rapidly.</p>
<p style="text-align: justify;">This got a further boost from the Bengaluru-Mysore Expressway (BM Expressway). In the third quarter of 2025, 14,850 units were sold and 15,200 units were launched in Bengaluru. Its average selling price was Rs 8870. </p>
<h3>Pune</h3>
<p>Pune is also one of the top cities where new housing projects were launched on a large scale this year. Since Pune is the hub of IT industry, manufacturing and education sector, there is highest demand for high mid-income and premium housing here. The areas around the city like Hinjewadi, Wagholi and Baner are also now appealing to investors. Till the third quarter in Pune, about 16,600 units were sold and 19,400 units were launched, whose average price was kept at Rs 7935 per square feet. </p>
<h3>Ahmedabad </h3>
<p style="text-align: justify;">As the infrastructure is expanding in Ahmedabad, the demand from residential buyers is also increasing. Apart from this, many big land deals have also been done and considerable investment is also being made in commercial property. Confidence among buyers is increasing due to the development of the new GIFT City and metro system. Many good projects are being completed here in the affordable segment also, due to which real estate is getting a chance to grow faster. </p>
<h3>Delhi-NCR-Gurugram becomes luxury housing hub</h3>
<ul>
<li>The most talked about luxury homes in 2025 were Delhi-NCR, especially Gurugram, ahead of the entire country.</li>
<li>NCR saw a sharp increase in sales of premium homes priced at Rs 4–6 crore+.</li>
<li>In this too, Gurugram contributed the most, which got a further boost especially due to corridors like SPR, Golf Course Extension Road and Dwarka Expressway.</li>
<li>Additionally, demand for premium homes continued to rise due to airport connectivity, rapid rail, corporate office districts and growth of high-income population.</li>
<li>Real estate experts say that Gurugram&#8217;s infrastructure + corporate growth model will keep it the first choice for luxury housing for the next many years. </li>
</ul>
<h3>Expert opinion </h3>
<p>On this, Dr. Gautam Kanodia, Founder of Kriva and Kanodia Group, said, 2025 has made it clear that Gurugram is no longer just a place to live, but has become the fastest growing urban growth center of India. The corporate environment here, the International Business District, high-end infrastructure and the ever-growing professional population have all taken the demand for luxury and premium housing to a new level. Corridors like Golf Course Extension Road, SPR and Dwarka Expressway have changed the direction of the city, where larger homes, better connectivity and global-standard lifestyle are now becoming daily necessities. The demand for Gurugram will become even stronger in the coming years as the income, lifestyle and future expectations of the people living here are continuously increasing. Gurugram is now leading the luxury housing growth of not just NCR but the entire country.</p>

<p style="text-align: justify;" data-start="2170" data-end="2477">According to Mohit Mittal, CEO of MORES, the rise in real estate prices after 2019 is not just sentiment-based but the result of solid growth and infrastructure improvements. The price of land in the temple area has increased by 5–10 times and in the outskirts by 4–8 times, which clearly shows that buyers are making future-oriented investments.</p>
<h3 style="text-align: justify;" data-start="2479" data-end="2518">Circle rate increased by up to 200%</h3>
<p style="text-align: justify;" data-start="2519" data-end="2879">According to Vishal Raheja, circle rates in Ayodhya have increased from 30% to 200%, which is the biggest increase so far. The land around the temple complex which was priced at Rs 6,600–7,000 per square meter has now reached Rs 26,600–27,900 per square metre. In areas like Tihura Manjha, the price of agricultural land has increased from Rs 11–23 lakh per hectare to Rs 33–69 lakh, a jump of 200%.</p>
<p style="text-align: justify;" data-start="2881" data-end="3024">Prime plots, especially those facing the temple, are now selling for Rs 10,000–20,000 per square foot—10–20 times higher than before 2019. Residential rates reached a high of Rs 8,491 per sq ft in Q2 2024, an increase of 29% quarter-on-quarter. After this it stabilized at Rs 8,212 per square foot, which is a sign of healthy market consolidation.</p>
<p style="text-align: justify;" data-start="3234" data-end="3429">Key growth areas include Deokali, Gayatri Puram, Wazirganj, Awas Vikas Colony and Gorakhpur-Faizabad Highway, where demand continues to be strong across residential, commercial and hospitality segments. With the Ram temple complex expected to be fully completed by 2025 and annual tourist footfall expected to exceed 5 crore, Ayodhya&#8217;s next development cycle has just begun.</p>

According to PropTiger.com&#8217;s Real Insight Residential: July-September 2025 report, Ahmedabad remains the cheapest big city housing market in India. Here, the average prices in the third quarter of 2025 were Rs 4,820 per square foot, which has increased by 7.9 percent compared to the same quarter last year and only 1.9 percent compared to the previous quarter.</p>

<p style="text-align: justify;">Property prices are increasing rapidly in Delhi-NCR, Bengaluru and Hyderabad. The situation in Ahmedabad is completely opposite. <p style="text-align: justify;">The prices of houses have increased maximum by 19 percent in Delhi-NCR. Here, compared to last year, the average price of houses per square foot has increased from Rs 7479 to Rs 8900. In Bengaluru and Hyderabad, prices have increased by 15 percent and 13 percent respectively.</p>
<p style="text-align: justify;">Housing prices in Bengaluru have increased from Rs 7713 per square foot to Rs 8870 per square foot. Whereas, if we talk about Hyderabad, the prices here have reached from Rs 6858 per square feet to Rs 7750 per square feet. This means that it is not difficult for the common man to buy a house in these cities, it seems impossible. </p>
<p>You will also find houses in affordable range in Ahmedabad. According to the report of PropTiger, you will get a flat of 1,000 square feet here for around Rs 48 lakh, whereas in Bengaluru it is Rs 89 lakh or in MMR it is Rs 1.32 crore. In such a situation, for the middle class, it is still one of the few big cities where one can become a home owner even without taking a huge loan.</p>
