House Ownership Law: It is now going to be easier than ever for the people living in the villages of Uttar Pradesh to build a house and take a bank loan on it. After the passing of UP Rural Population Bill 2025 i.e. Housing Law in the Assembly, a major legal hurdle regarding rural property is going to end. Till now, due to lack of permanent documents for houses built on residential land in villages, there were problems in bank loan, transfer and purchase and sale.

How to get bank loan to build a house in village?
After the implementation of the Gharoni Act, only the Gharoni of houses built in villages will be considered as valid proof of ownership. And on the basis of this document, the village people will now be able to avail home loan and other financial services from banks. Under the ownership scheme, surveys conducted using drone technology have been given legal recognition. Due to which correct records of land and house have been prepared.
Banks will now accept these records. Earlier, it was difficult to get loan in rural areas due to lack of documents. Now the owner’s name, address, plot details, area and map will be recorded in Gharauni. This data will become the basis for the bank and the loan process will be faster.

These things will be easier than before
In the new law, the rules for amendment related to household have also been clarified. Now it will be easy to change the name in the situation of inheritance, succession or sale. Earlier there was no clear system regarding this process. Which caused disputes and delays. Now provision for name correction, mistake correction, updating mobile number and address has also been made in Gharauni.

A household register of all the housewives of every village will be created and a separate population map will be prepared. For this, the responsibility of survey and records officers has been fixed. Records officer will be nominated by the DM in every district. This will keep the records safe and reduce legal disputes in future.
